local newspaper advertising, internet
listing, for-rent signs, or any other
negotiated method of your choosing.
Tenant
Screening
We carefully screen all prospective tenants
of your property. Screening includes a
personal interview with prospective tenant,
credit check, criminal history screen, and
verification of rental history and
employment status.
Negotiation
Our agreed upon management contract will
determine how we negotiate the terms of
the rental agreement with tenants.
We also negotiate with service providers to
provide you with the most cost effective
maintenance service.
Monitoring Your Property
We keep a photo file of your property.
These files are updated upon move-in and
move-out. Files may include interior,
exterior, and surrounding grounds. We
inspect the exterior of the property on a
monthly basis, and the interior annually.
Record Keeping
Comprehensive records pertaining to your
property are kept in a timely and accurate
manner.
Records include all rental income and
expenditures incurred by our management of
your property. Though records
are permanent property of the management
company, we provide the property owner with
originals copies of all invoices,
statements, billings, and other financial
documentation on a monthly basis.
Property
Maintenance
Our agreed upon management contract
addresses pre-authorized expenditures.
for repairs to your property.
These costs will reimbursed by your
account with us. All repairs that are
not the responsibility of the tenant
per their lease agreement will be the
responsibility of the property owner.
Any repairs deemed necessary by
adherence to the Landlord-Tenant Act will be
addressed without delay. We will work
to find the most cost-effective method.
You will be notified as soon as possible
of urgent repair concerns, but depending on
urgency it may be after the repairs have
taken place.
Bank Accounts
All deposit money will be held in a
security trust account. We maintain an
additional account for each owner and the
operations of managing owner's properties.
These accounts are managed in accordance
with the State of Washington Department of
Licensing guidelines.
Insurance
Every property owner must carry fire and
hazard insurance on properties we manage.
We require mutual indemnification/hold
harmless agreements, including naming
Libenow Property Management, Inc as an also
insured on any policy covering the property.
We strongly recommend to
tenants that they purchase renters'
insurance.
Landlord-Tenant Act
We manage your property within strict
compliance with the State of Washington's
Residential Landlord-Tenant Act.
Evictions
No one wants to evict a tenant. We
hope and strive to avoid this unpleasant
aspect of management. In the event an
eviction is necessary, we will handle the
eviction process at the owner's expense,
which may include legal/court fees,
collection fees, etc.
Thorough screening will help to minimize the
need for eviction action.
